Staging Your Home

When your property goes on the market, it is no longer a home, but a product to be sold.  This can be difficult and stressful for the entire family since you still have to live your life, but it is unfortunately the reality of the situation.  Proper planning and focus can really pay off in higher and better offers, so the effort is worth it!

Remove all clutter from the home.  Do this one room at a time and start with the main living areas, then kitchen, bedrooms and baths.

  • If you can, rent a POD or some other storage container if storage is a problem.  This will help immensely so that you can remove items rather than just moving them around.
  • Pack away your seasonal clothing and sports items.
  • Are counters free and clear?
  • Have you removed unnecessary furniture throughout the house?
  • Remove the art gallery and coupon collection from the refrigerator.
  • Pack away family photos, precious items and valuables.

Check the bathrooms.  A little paint and minor updating in a bathroom, especially if it is the only bathroom, can make all the difference in receiving an offer or losing the sale!

  • Hang a new, neutral shower curtain and towels and replace the bathmat
  • Are vanities clean and clear?
  • Are light and plumbing fixtures updated?
  • Are the flooring, tub area and sink clean and fresh?
  • Are the towels clean and neatly hung?

Check the walls.  Paint is inexpensive but the return on investment can be significant.  Muted, neutral colors will appeal to more buyers.

  • Is paint and wallpaper fresh and clean?
  • Are the walls free from holes and cracks?
  • Are there any marks or objects on the walls that need to be removed?

Check the floors.

  • Are carpeting and rugs clean and stain free?
  • Are hard surface floors in good repair and clean?

Check windows and window treatments

  • Are all windows clean, screens in good repair?
  • Are window treatments in good repair and clean?

Pet check

  • Are there obvious signs that this is a pet's home?  Kitty litter should be clean and/or removed, as well as toys and bedding, prior to showings.

How's the aroma?

  • Try to air out the home prior to showings
  • If air freshener is necessary, use it well in advance of showings as a consideration to those with allergies.

Set "the mood" prior to showings.

  • Open draperies and blinds
  • Have low-volume, classical music playing.
  • Consider baking a batch of fresh cookies--the warm, welcoming aroma and gesture will make a pleasing impression!
